It has come time for you to list your home but you are unsure whether or not staging will benefit the sale of your house. While not all homes need to be staged in order to sell them, there are some benefits to staging a home that can help catch a buyers eye.

Allows Buyer to Imagine Living There

We fill our home with personal items and memories that are important to us, but not always important to the buyer. The idea of staging is to take a home that is tailored, decorated and designed specifically towards the seller and make it appeal to a wider audience allowing them to imagine what it would be like to live in the space. Personal items of the seller can sometimes be distracting to potential buyers and they leave the home remembering the stuff more than the features of the home. Staging can help reduce this effect and use the furniture to help potential buyers imagine what it would be like to wake up and have a cup of coffee on the patio or cook for the family on Thanksgiving.

Each home has a different configuration and layout and when all the seller’s furniture is out of the house it can be hard for buyers to imagine what it would be like with furniture inside. This can give some buyers analysis paralysis. Staging can play to the specific features of the home and allow the buyer to visualize how they would arrange their furniture within the home. Staging can play to the strengths of the home and create a flow that leaves a lasting impact on a potential buyer.

Staging the home can help declutter the space and leave the bare essentials, therefore presenting a clean and ideal version of the home to potential buyers. This is when personal items that can be distracting to potential future owners of the home are removed to allow the furniture to enhance the layout of the home.

Brings Some Deferred Maintenance to Light

When furniture is being rearranged to get the home list ready some maintenance that has been put off can come up. Use this time before listing pictures and staging to fix any broken fixtures, cracks or maybe add some new paint to the walls. This will only serve to enhance the staging. If the home has carpet or wood floors it would be worth professionally cleaning them to make the whole home smell nice and enhance the look when it is staged.
